Senior Manager, Transactions (Real Estate)

Our Client

Our Client is a prominent real estate services and investment firm based in Singapore. Their services include Property Sales and Leasing, Property Management, Valuation and Advisory, Investment Management, Project Management etc. Currently, they are seeking a highly experienced and skilled individual to join their team Senior Manager, Transactions (Real Estate). You will take charge of the ongoing management of real estate transaction activities for a defined portfolio of properties.

Job Description

• Execute real estate plans aligned with the client’s strategic goals, ensuring adherence to client-driven priorities and milestones.
• Act as both landlord/seller agent and tenant/buyer agent, skillfully negotiating terms and conditions for diverse commercial real estate products.
• Coordinate the selection of field brokers and required resources, including subject matter experts and business partners, obtaining client approval when necessary for transaction execution.
• Create a wide range of analyses and documents, such as project initiation, market comparable reports, RFPs, proposal comparison packages, letters of intent, and broker’s opinions of value.
• Negotiate leases, monitor lease expirations, and manage lease renewals and acquisitions of new properties in accordance with client requirements and timelines. Facilitate the disposal of surplus properties within specified timeframes.
• Analyze financial templates, including book and cash flow projections, NPV, and IRR, to enable informed decision-making by clients.
• Collaborate closely with client’s Lease Administration, Project Management, Facility Management, and Finance/Accounting teams to ensure seamless integration of services.
• Keep a comprehensive record of all transaction activity, prepare commission forecasts and vouchers, and account for achieved savings on behalf of clients.
• Maintain a real estate project tracking system to ensure timely completion of transactions, and present reports to relevant stakeholders.
• Ensure compliance with state real estate agency requirements and corporate policies, including identifying and resolving potential conflicts of interest.

Requirements

• Minimum 5 years of relevant experience in real estate transaction management
• Strong understanding of the Singapore real estate market
• Demonstrated ability to strategize and execute complex transactions
• Excellent negotiation skills and stakeholder management capabilities
• Bachelor’s degree in Real Estate, Finance, or a related field (preferred)
